NRI Property Purchase TDS Changes – October 2026

Until 30th September 2026, if any resident individual or HUF wants to purchase a property from non-resident seller, the buyer was required to apply for a TAN and deduct TDS and file Form 144 (27Q). This involved additional compliance, particularly for individuals purchasing property for personal use or making a one-time transaction.

Effective 1st October 2026, eligible resident individuals and HUFs can use Form 141 - Schedule E to report and pay TDS on property purchases from non-resident sellers without obtaining a TAN solely for this transaction.
