The Property Rental & Appreciation Calculator helps estimate the potential financial performance of a property based on the purchase price, rental income, rent growth, vacancy, expenses, property appreciation, incidental costs, and holding period entered by the user.
Gross Rental Income is the total rental income expected over the holding period before deducting vacancy losses and property expenses. It considers the annual rent increase entered in the calculator.
Vacancy Loss is the estimated rental income lost because the property remains vacant for part of the time. It is calculated using the Gross Rental Income and the Vacancy Rate entered by the user.
Effective Rental Income is the Gross Rental Income after deducting the estimated Vacancy Loss. It represents the rental income available before property expenses are deducted.
Incidental Costs are additional costs associated with acquiring the property, such as stamp duty, registration charges, legal fees, brokerage, or other applicable purchase-related expenses. The calculator estimates these costs as a percentage of the property purchase price.
